Eligibility Criteria

  • Property Type:
    The property must be residential (Apartments, Villas, or Townhouses). Commercial properties generally do not qualify for this specific visa.
  • Property Status:
    The property must be completed (Ready). Off-plan properties do not qualify until the construction is finished and the title deed is issued.
  • Ownership:
    The Title Deed must be in the applicant's name. If the property is mortgaged, a specific NOC from the bank and proof of a minimum paid amount (usually AED 750,000 or 50% of the value) is required.
  • Joint Ownership:
    If the property is owned jointly by a spouse, a marriage certificate is required to combine the value.

Mandatory Documents Checklist

  • Original Title Deed:
    Issued by the Land Department (e.g., DLD in Dubai).
  • Passport Copy:
    Valid for at least 6 months.
  • Current Visa Copy:
    Tourist visa or previous residency cancellation
  • Police Clearance Certificate:
    Issued by the Dubai Police or relevant Emirate authority.
  • Digital Passport Photo:
    White background.
  • Proof of Health Insurance:
    Mandatory UAE-compliant coverage.
