Eligibility & Requirements

To qualify for the 10-year Property Golden Visa in 2025, you must meet the following criteria:

  • Total Investment:
    The total value of your property (or properties) must be AED 2 million or more.

    The property must be Residential (Apartment, Villa, or Townhouse).
  • Down Payment Rule (Updated 2025):
    There is no longer a requirement to have paid a specific percentage (e.g., AED 1 million) upfront. As long as the Title Deed shows a purchase value of AED 2M+, you are eligible.
  • Off-Plan Properties:
    You can now apply for a Golden Visa for off-plan properties, provided the total value is AED 2M+ and you provide an official letter from the developer.
  • Mortgaged Properties:
    If your property is mortgaged, you can still apply by providing a No Objection Certificate (NOC) from your bank.

Mandatory Documents Checklist

  • Original Title Deed:
    Issued by the Land Department.
  • Passport Copy:
    IValid for at least 6 months.
  • Digital Photograph:
    High-resolution, white background.
  • Police Clearance Certificate:
    A "Good Conduct Certificate" issued by the UAE Police.
  • Bank NOC:
    (Only if the property is mortgaged).
  • Proof of Health Insurance:
    Comprehensive UAE-compliant coverage.
